In a recent regulatory filing, Arvind SmartSpaces confirmed it has signed a new residential horizontal development project located on the Kerala-Nalsarovar Road in South Ahmedabad. This strategic move is structured as a Joint Development project, a model that allows the realty firm to leverage existing land holdings to scale its development footprint efficiently.

While the company has not disclosed the identity of the landowner, the project represents a substantial addition to its ongoing construction pipeline in the Gujarat region. By focusing on horizontal development, the firm aims to tap into the growing residential demand in the rapidly developing corridors of South Ahmedabad.

Strengthening the Real Estate Portfolio

Since its inception in 2008, Arvind SmartSpaces has established itself as a major player in the Indian real estate sector. The company currently boasts an impressive portfolio of 100.1 million square feet of real estate development.

While its roots are firmly planted in Gujarat—with a strong presence in Ahmedabad, Gandhinagar, and Baroda—the company has successfully diversified its geographic footprint. Arvind SmartSpaces now operates across several high-growth Indian markets, including Bengaluru, the Mumbai Metropolitan Region (MMR), and Pune. This multi-city presence provides the company with a balanced exposure to various regional economic cycles.

The announcement of the new ₹180 crore project comes at a time when the company is navigating a period of tightening financial margins. According to recent fiscal data, the company's profitability saw a decline during the 2025-26 fiscal year.
