In a recent regulatory filing, Arvind SmartSpaces revealed that it has signed a new residential horizontal development project located on the Kerala-Nalsarovar Road in South Ahmedabad. This project is structured as a Joint Development (JD) agreement with a local landowner, a model that allows the developer to scale operations while optimizing capital expenditure.

The company has projected an estimated top-line revenue of ₹180 crore from this specific development. While the landowner's identity has not been disclosed, the strategic location on the Kerala-Nalsarovar corridor positions the project to benefit from the increasing residential interest in the southern outskirts of the city.

Strengthening a Diverse Real Estate Portfolio

This move reinforces the footprint of Arvind SmartSpaces, a firm established in 2008 that has built a significant presence across India's major urban hubs. The company currently manages a massive portfolio of 100.1 million square feet of real estate development.

While Ahmedabad remains a core market for the firm, its operational reach extends to other high-growth regions, including Gandhinagar, Baroda, Bengaluru, Pune, and the Mumbai Metropolitan Region (MMR). The new Ahmedabad project serves as a testament to the company's intent to maintain its momentum in its home state despite recent fluctuations in financial performance.

The announcement of this ₹180 crore revenue opportunity comes at a time when the company is navigating a period of declining financial metrics. According to recent fiscal data, the company's profitability saw a dip during the 2025-26 fiscal year.

The profit for the period stood at ₹96.44 crore, down from ₹110.49 crore in the previous financial year. Similarly, the company’s total income experienced a contraction, falling to ₹584.47 crore compared to ₹736.11 crore in the preceding year.
