New Residential Project on Kerala-Nalsarovar Road

In a recent regulatory filing, Arvind SmartSpaces confirmed that it has entered into a partnership with a landowner to execute a residential horizontal development project. The project is strategically located on the Kerala-Nalsarovar Road in South Ahmedabad, an area seeing increasing interest in residential infrastructure.

While the company has not officially disclosed the identity of the landowner, the agreement is structured as a Joint Development (JD) project. This model allows the realty firm to leverage existing land assets to develop high-value residential spaces, minimizing initial land acquisition costs while maximizing project efficiency.

Revenue Potential and Strategic Footprint

The company estimates that this specific project holds a top-line revenue potential of approximately ₹180 crore. This announcement comes at a crucial time as the firm seeks to revitalize its revenue streams and expand its footprint in its core markets.

Arvind SmartSpaces, established in 2008, maintains a massive real estate portfolio totaling 100.1 million square feet. While the company has a diverse geographical presence—including Bengaluru, the Mumbai Metropolitan Region (MMR), Pune, Gandhinagar, and Baroda—this new venture reinforces its dominance in the Ahmedabad real estate landscape.

The expansion comes amidst a period of challenging financial performance for the developer. According to the latest fiscal data, the company has seen a dip in its profitability and overall income.

During the 2025-26 fiscal year, Arvind SmartSpaces reported a profit of ₹96.44 crore, a decline from the ₹110.49 crore recorded in the preceding fiscal year. Similarly, the company's total income saw a contraction, falling to ₹584.47 crore from ₹736.11 crore in the previous period. The ₹180 crore revenue target from the South Ahmedabad project represents a significant step toward stabilizing and growing the company's financial trajectory in the coming years.
