Gurugram's luxury real estate market is set for a significant boost as Tulip Infratech announces a massive ₹1,100 crore investment for its latest high-end residential development. The project, titled 'Tulip Melrose', marks a strategic expansion for the firm as it targets the rapidly evolving Southern Peripheral Road (SPR) corridor.
Tulip Melrose: A New Landmark on Southern Peripheral Road
Tulip Infratech has entered into a strategic partnership with a landowner to develop 'Tulip Melrose' across a 7.5-acre land parcel located on the Southern Peripheral Road (SPR). The project is designed to cater to the premium segment, featuring over 600 residential units.
A standout architectural feature of this development will be its scale; the project will comprise four residential towers, each standing approximately 495 feet tall. This height makes them some of the tallest structures in the SPR belt, aimed at providing residents with unparalleled views and a sense of exclusivity. The company expects the project to be completed within a four-year timeframe.
Strategic Investment and Pricing Dynamics
According to Siddharth Jain, promoter of Tulip Infratech, the ₹1,100 crore investment covers the construction costs and does not include the land acquisition price. The company has already officially launched the project for sale, with entry-level pricing starting at approximately ₹6 crore.
Despite a slight cooling in the broader Gurugram market compared to the peak levels seen in early 2024, Tulip Infratech reports a healthy response from both end-users and investors. Management attributes this traction to the competitive pricing model being offered relative to the luxury amenities and location advantages.

The announcement of Tulip Melrose is part of a broader aggressive expansion strategy by the firm. Tulip Infratech has already established a strong presence in the region with more than 10 completed real estate projects in Gurugram.
