Tulip Infratech to Invest ₹1,100 Crore in Luxury Housing Project

Gurugram-based realty firm Tulip Infratech has announced a massive ₹1,100 crore investment to develop 'Tulip Melrose', a premium residential project located on the Southern Peripheral Road (SPR). This strategic move is part of the company’s aggressive expansion plan to strengthen its footprint in the high-end real estate segment of the National Capital Region (NCR).

Scaling Luxury Living on Southern Peripheral Road

The upcoming project, 'Tulip Melrose', will span across 7.5 acres of land through a strategic tie-up with a landowner. The development is set to feature over 600 residential units, catering to the growing demand for sophisticated living spaces. According to Siddharth Jain, promoter of Tulip Infratech, the ₹1,100 crore investment specifically covers construction costs and excludes the land acquisition price.

A standout feature of the project will be its vertical scale. The development will consist of four residential towers, each reaching a height of approximately 495 feet. If completed as planned, these would rank among the tallest structures in the SPR belt, redefining the skyline of this rapidly developing corridor.

Market Demand and Pricing Strategy

Despite a slight slowdown in the Gurugram real estate market compared to the peak levels seen in early 2024, Tulip Infratech is seeing positive momentum. The company has already launched the project for sale, with units starting at a premium price point of approximately ₹6 crore.

Siddharth Jain noted that the project is receiving a healthy response from both end-users and investors. This interest is largely attributed to the company’s competitive pricing strategy within the luxury segment. Parveen Jain, Chairman & Managing Director of Tulip Infratech, emphasized that the Southern Peripheral Road is currently in a "defining phase of growth," transitioning into one of the NCR's most critical destinations for luxury residential real estate.

The announcement of 'Tulip Melrose' adds significant weight to Tulip Infratech’s existing development pipeline. Having already successfully completed more than 10 real estate projects in Gurugram, the firm is currently managing several multi-crore ventures.
